Frequently asked questions
Before you decide.
Read about the process, the offer and the closing. If your question is specific to your property, talk with Adam.
Does requesting an offer mean I have to sell?
No. Sending a request starts a conversation. It is not a purchase agreement, an accepted offer or a commitment to sell. If we make an offer, you can review it before deciding.
How do you decide what to offer?
We review the specific parcel: location, acreage, access, utilities, applicable land-use rules, taxes and title, along with comparable sales where available and county records. Purchase, holding and resale costs also affect the offer. A county appraisal value alone does not establish what a buyer will pay.
Do you buy every property?
No. Each property is reviewed individually. Our current focus is vacant land in Davidson and Williamson counties, Tennessee. You can ask about another area, but an inquiry does not guarantee an offer.
Are there commissions or closing costs?
Crest Land Group purchases as a principal, not as your listing agent, so we do not charge a listing commission. The purchase agreement states which title, closing, survey and other costs each party pays. Review those terms and the closing statement before proceeding.
How long does selling take?
The closing date is agreed in the purchase agreement. Title questions, estate paperwork, liens, surveys or other property issues can affect the schedule. We discuss your preferred timing before you commit.
Do I need to clear the land or order a survey?
You do not need to clear the property or arrange a survey before we talk. Any survey needs, property conditions and who pays for work are set out in the written agreement.
Can I ask about inherited land or property with back taxes?
Yes. Tell us what you know. An independent title company or closing attorney identifies the ownership documents and title issues that need attention. Taxes or liens may be paid from sale proceeds if there are enough proceeds and the transaction can close. An estate may require additional legal work.
Who handles the money and closing documents?
The independent title company or closing attorney named in the transaction coordinates the closing and handles the funds. Verify their contact details independently. We do not ask sellers to send funds directly to Crest Land Group.
Can Crest Land Group assign the purchase agreement?
Yes, some transactions may involve assigning our rights under a purchase agreement to another buyer who completes the purchase. Any assignment rights and applicable disclosures are addressed in the written transaction documents. Review those terms before signing.
Why did you contact me?
We review public county property records to find land that may fit what we buy. Contact details may come from public or commercially available directories. Records can be outdated. If we reached the wrong person or you do not want further contact, tell Adam and we will stop contacting you.
What if a sale cannot close?
The purchase agreement sets out the conditions for proceeding, termination rights and any obligations. Read it before signing and ask your attorney about anything unclear.
Can I just call or email instead?
Absolutely. Call or text (512) 553-8479, or email adam@crestlandgroup.com. Include the county and any address or parcel number you have so we can identify the property.
Tell us about your land.
Start with the county and a few details. You don’t have to have everything figured out.
